PHASE I ENVIRONMENTAL SITE ASSESSMENT
Lending institutions most often require a certain level of environmental investigation for commercial property. A Phase I Environmental Site Assessment (ESA) provides lenders and landowners additional assurance through the property evaluation process and protection from environmental concerns. A Phase II ESA is recommended if previous work has identified possible or actual environmental contamination on the property.
We can do a Phase I alongside a Phase II if needed. Combining Phase I and Phase II scopes of work provides a quicker turnaround.
PHASE II ENVIRONMENTAL SITE ASSESSMENT
A Phase II ESA is recommended if previous work has identified possible or actual environmental contamination on the property. A Phase II involves actual soil and/or groundwater sampling at the property for laboratory analysis to quantify and classify the contamination. A formal report will be prepared with conclusions and recommendations and submitted in electronic format.
